A high-tech enterprise specializing in the research and development of prefabricated buildings encountered problems such as vague protection of technological achievements and insufficient integration of intellectual property and business in promoting the full process application of Building Information Modeling (BIM) technology. The BIM prefabricated component library and construction simulation algorithm developed by the enterprise have high innovative value, but due to the lack of systematic intellectual property layout, they face the risk of being imitated by peers. At the same time, in cooperation with upstream and downstream enterprises, the intellectual property ownership and usage boundaries of BIM models are unclear, which restricts the promotion of technology.

We have formed a cross disciplinary team to conduct in-depth research on BIM technology research and development, project application, and market cooperation in enterprises, and formed the "BIM Technology Intellectual Property Strategic Planning Report". In terms of core technology protection, a composite protection path of "patent+software copyright" has been planned for six core technologies, including BIM component parametric design method and construction process simulation algorithm. We have assisted enterprises in completing 12 invention patent applications and 8 software copyright registrations. Among them, the "BIM based prefabricated component collision detection system" has obtained invention patent authorization, filling the industry's technical gap.

At the level of business cooperation, we tailor the "BIM Technology Cooperation Intellectual Property Agreement Template" for enterprises, clarifying the core terms such as the creation ownership, scope of use, and confidentiality obligations of BIM models under different cooperation modes. In a certain EPC general contracting project, through an agreement, the enterprise retained ownership of the BIM core model and only granted the cooperative party the right to use it within the project scope. This not only ensured technical safety but also facilitated long-term cooperation with three large real estate companies, with a cumulative cooperation amount of 380 million yuan.

To enhance the operational efficiency of intellectual property rights, we assist enterprises in establishing a BIM technology achievement transformation platform, which classifies and operates intellectual property assets such as standardized component libraries and construction management software. Among them, the lightweight BIM component library open to small and medium-sized enterprises has been authorized for use more than 200 times through the "basic version free+advanced version paid" model, achieving intellectual property income of 4.5 million yuan. At the same time, the strategic plan helped the enterprise successfully apply for the "National Intellectual Property Advantage Enterprise" and received 3 million yuan in government special support funds.

After the implementation of the project, the intellectual property layout density of the enterprise in the field of prefabricated building BIM technology entered the top three in the industry, the technology achievement conversion rate increased by 40%, and the market share of core products increased from 15% to 28%, becoming a benchmark for industry technological innovation.
